Lubbock's Haboob!
Being a native to West Texas I was surprised to learn there was a term for 'enormous sand storm' that I didn't know. Two days ago a wall of dust, the leading edge of a cold front, erupted into the city. The news folks were glibly using the term "haboob". I googled the term and found it is an arabic word that means enormous sand storm...or something like that.
I was at my new Lubbock home in North Lubbock when the wind and sand hit. One silver lining - In the after math of the haboob I was able to discover which seals of windows were working and which were not so I can send a message to the builder!
It was truly the worst I have ever seen but not the only one. In May 1970, the same month as the Lubbock tornado, a haboob (see how casually I can use that word) blew into Abernathy. Looking out west of town we could see the wall of sand and dust rolling across the cotton fields toward town.
Hopefully that will be our only haboob for the Fall! With our recent drought and fairly typical high winds, this could be just the beginning. People are referring back to the dust bowl days. I just hope that our farmers and land owners have come up with some plan for planting something to keep the dirt where it belongs. On the ground.

Lubbock Home Tour Tomorrow!
(kitchen in the home on 17th that we will see!)
Meet me tomorrow and tour four great homes for sale in the Rush area in Lubbock. I will be at 4508 17th Street at Noon tomorrow. From there we will go see three other lovely homes. See my earlier post for the addresses.
You do NOT have to be an active home buyer to get to look at homes. Before I was a REALTOR I loved looking at homes. I know there are others of you out there just like me! Lubbock Homes Financed by Seller are Available Now!
If you want to buy a Lubbock home but find yourself unable to qualify in today's real estate market, please send me an email at marybenton@kw.com. There are some homes available today that indicate owner finance is a possibility. If your credit score is not at the 640 that most lenders require, this might work for you.

It is important to educate yourself because there are pros and cons to buying an owner financed home. There are only around 20 owner financed homes for sale in Lubbock listed on the multiple listing service. But it is worth looking.
I was thrilled to help one couple buy an owner financed home in January and have another contract pending now. Part of my job as a Lubbock REALTOR is knowing what is on the market so I frequently preview homes for sale. In 2011 I am inviting friends, clients, TTU pals and more join me in a different subdivision each month for a home tour! We will see four great homes in the Rush area this Friday, March 18th, starting at noon! Prices range from $148,000.00 to $495,000.00.
These homes are listed by various Lubbock Realtors and prices and availability for our tour are subject to change. Lubbock Home Sales - Statistics
Lubbock is a great place to live and now is a great time to buy a Lubbock home.
Here are some recent statistics about homes for sale in Lubbock!
The home price category that shows homes selling for the highest list to sales price ratio is the $100,000 - $149,000 range. In that price range there are 415 homes on the market - great selection! So far in 2011, 115 homes have sold in this price range.
Below is a very cute newer home in South Lubbock that is available now, priced at $116,900.00. The home has 1420 square feet and is a 3/2/2!
Lubbock's market in most price ranges appears to be a buyer's market. This means that seller's may need to lower their prices or make some concessions. Buyers may be in the drivers seat for now but many home owners will decide to just keep their home rather than sell at a ridiculous price. So buyers need to have a Realtor who can guide them when it comes to offers and negotiations. I can help you with that.
Sellers whose homes are in the $300,000 - $399,999 price range may be making some serious concessions. Statistics indicate there are 69 homes for sale in this price range and that at the current rate, it would take 22 months to sell them all - we call that a 22 month inventory. If you are shopping in this price range you and your Realtor may be able to get you a wonderful home at a super price.

We had a great time last Friday, touring two luxury townhouses located in the Castellina development at 4501 19th Street. These homes are new, gorgeous, vacant and just ready for home owners to move in.
