I have been amazed at our real estate market here in Lubbock.  For me the awareness of the shift began last November.  I was looking for our usual slump, November through January, and it just didn't happen.  Home buyers kept buying so of course listings were selling.  Then in the Spring Lubbock's market officially shifted from buyers market to sellers market.  So in recent months, lots of multiple offers, houses selling FAST!

FHA LOAN CHANGES to impact LUBBOCK HOME BUYERS!

 If you or someone you know are looking for a home or thinking about buying soon, it is financially advantageous to get UNDER CONTRACT prior to June 1.  If you plan to buy a home anytime soon, time is of the essence.  Please forward this note to any friends, colleagues, relatives who may be in the market to buy, including those who need to sell a home to move to a larger or smaller home.

 

In early June there will be a big change in FHA loans.  The MIP (mortgage insurance premium) that has typically been part of your monthly payment for a few years will now be included for the life of your loan!  When you get your home loan, this MIP may only increase your monthly payment by perhaps 30.00 - 60.00 a month, but over 30 years it is a lot of money.

 

Please let me know if I can help you find a Lubbock home in the next few weeks.  How to get started?  If you have not already, do meet with a lender.  I can provide you a referral.  Send me a detailed list of what you want in a home including size, price range, and preferred location.  I will then do searches of homes listed in Lubbock's MLS and forward matches to you by email. You let me know which you want to see, I get an appointment and we go tour those homes. 

 

Partly due to this FHA change, supply/demand, and the season, Lubbock homes are selling fast.  If you find a home you really like, you should not take long to make an offer.  And if you have a home in Lubbock or the surrounding area to sell, you maximize your prospects by listing now while buyers are trying to beat this FHA loan change deadline.

Lubbock's Haboob!

Being a native to West Texas I was surprised to learn there was a term for 'enormous sand storm' that I didn't know. Two days ago a wall of dust, the leading edge of a cold front, erupted into the city. The news folks were glibly using the term "haboob". I googled the term and found it is an arabic word that means enormous sand storm...or something like that.

I was at my new Lubbock home in North Lubbock when the wind and sand hit. One silver lining - In the after math of the haboob I was able to discover which seals of windows were working and which were not so I can send a message to the builder!

It was truly the worst I have ever seen but not the only one. In May 1970, the same month as the Lubbock tornado, a haboob (see how casually I can use that word) blew into Abernathy. Looking out west of town we could see the wall of sand and dust rolling across the cotton fields toward town.

Hopefully that will be our only haboob for the Fall! With our recent drought and fairly typical high winds, this could be just the beginning. People are referring back to the dust bowl days. I just hope that our farmers and land owners have come up with some plan for planting something to keep the dirt where it belongs. On the ground.

Lubbock Home Tour Tomorrow!
